Following a successful implementation in the used car market, the Ministry of Trade has officially announced that the "Secure Payment System" will become mandatory for all real estate transactions—including residential, commercial, and land sales—starting May 1, 2026 . How the System Protects You This regulation is a critical step in modernizing the Turkish property market. It acts as an Escrow Service provided by authorized banks and financial institutions. Here is how the process works for buyers and sellers: Financial Security: The buyer deposits the purchase price into a secure, neutral bank account before going to the Land Registry Office (Tapu). Fund Blocking: The money is held securely by the bank. The seller can see that the funds are available but cannot access them yet. The "Tapu" Transfer: Both parties proceed to the Land Registry Office to sign the title deed transfer. Automatic Payout: Only once the Land Registry system confirms that the ownership has officially passed to the buyer does the system release the funds directly into the seller's account. Why this is a Game-Changer for Alanya Investors For international buyers, this law removes the "trust gap" that often occurs during the final exchange of money for deeds. Elimination of Fraud: It prevents "double-selling" or sellers backing out after receiving money.
